Economic growth picked up in the fourth quarter of 2011 to 2.8 percent and is expected to come in at 2.3 percent for 2012, up from 1.6 percent growth for all of last year, according to Fannie Mae’s (FNMA/OTC) Economic &amp; Strategic Research Group. However, the year-end growth rate was due largely to a positive swing in business inventory growth, which is not indicative of underlying consumer demand or the overall health of the economy. Nevertheless, consumer spending improved modestly and manufacturing and services activity expanded at a strong pace.<span id="more-1666"></span> Importantly, labor market conditions continued to improve with nonfarm payroll job growth increasing nearly 250,000 across many industries, including construction. The unemployment rate dropped to 8.3 percent, down from 8.5 percent the month prior, as the large increase in employment outweighed a growing number of people joining the workforce—indicating a genuine improvement in the labor market. If we continue to see this level of positive data, the Group notes, the labor market may become an upside determinant for an improved outlook.</p>
<p>Housing also showed signs of improvement late last year with existing home sales rising in December for the third consecutive month. Indicators point to some good pickup in construction of apartment buildings and modest pickup in single-family construction in some locations. Overall, housing is expected to add to gross domestic product (GDP) for the first time in seven years, albeit by a very modest amount. Near-term improvement in housing sales is expected to be quite modest due to the very low current level of sales and continued expected declines in home prices, which remain a challenge to the housing market.</p>
<p>“Risks to the forecast are more balanced between the upside and downside since our January forecast,” says Fannie Mae Chief Economist Doug Duncan. “The economy appears to be more resilient than in previous months, and should be less vulnerable to shocks, including any spillover from the European sovereign debt crisis. However, economic growth will remain constrained by various headwinds, such as a potential spike in oil prices due to tension in the Middle East; an expected decline in net exports from the global slowdown; and an expected increase in fiscal drag, including the fading of federal spending from the stimulus and a decline in defense spending for operations in Iraq and Afghanistan.”</p>

<p>For a decade, high housing prices made it hard for people to  stay in the state, even if they wanted to. But falling house prices  and increased hiring are enticing former Californians to come home,  moving company officials said.</p>
<p>&#8220;I think the people realize that when we move back to  California, we&#8217;re never going to have interest rates or (house)  prices this low,&#8221; said Linda Oakley, owner of <a href="http://www.atlasvanlines.com/">Atlas Moving and Storage Co.</a> in  Poway, affiliated with Allied Van lines. &#8220;We want to live in  California, where it&#8217;s warm and sunny and happy.&#8221;</p>
<p>Indeed, 2,926 more families moved into California than moved out  of it, the third-highest figure of any state or Washington, D.C.,  according to the combined data of <a href="http://www.atlasvanlines.com/migration-patterns/pdf/2011_Migration_Patterns.pdf"> Atlas Van Lines Inc.</a>, <a href="http://www.prnewswire.com/news-releases/northeast-exceeds-great-lakes-region-to-lead-the-nation-in-outbound-migration-according-to-2011-united-van-lines-migration-study-136622593.html"> United Van Lines LLC</a> and <a href="http://finance.yahoo.com/news/allied-van-lines-announces-44th-141800173.html"> Allied Van Lines Inc</a>. For years, California had seen more  households moving out than in. In 2007, Atlas&#8217; data indicated that  trend had reversed, but it didn&#8217;t turn around in Allied&#8217;s data  until 2011.</p>
<p><a href="http://www.nctimes.com/blogsnew/business/realside/housing-california-attracts-more-families-than-it-loses/article_09c46c5e-e988-5d95-b400-bf80b74d68e5.html/uhaul.com">U-Haul International Inc.</a>, which doesn&#8217;t  provide the same type of data, said it helped move 5.6 percent more  people into California than out of it, according to spokeswoman  Ashleigh Wagner.</p>
<p>Wagner also had some local data from U-Haul: Between January and  November 2011, it helped 1 percent more people move out of  Escondido than in, it helped 1.9 percent more people move into  Oceanside than out, and it helped 11.5 percent more people move  into Temecula than out.</p>
<p>U-Haul, United and Atlas represent 40 percent of the moving  market, and Allied is private so there is no market data available,  according to Boston-based market analyst <a href="http://www.nctimes.com/blogsnew/business/realside/housing-california-attracts-more-families-than-it-loses/article_09c46c5e-e988-5d95-b400-bf80b74d68e5.html/pellresearch.com">Pell Research</a>.</p>
<p>By the raw numbers, California had the third-highest net gain of  movers, behind Texas and Florida, but those are all states with  large populations. When viewed as a rate, California ranks 13th,  with 0.23 moves per 1,000 households. Washington, D.C., ranked  first by this metric, with a net of 2.68 incoming moves per  household, almost four times that of No. 2-ranked North Carolina  (see this article online for the complete table).</p></blockquote>

<p>NAR Chief Economist Lawrence Yun is upbeat about 2012 because in a number of areas indicators are pointing upward. Not only are home sales up but housing starts are up and home prices are stabilizing in many markets and heading up in some. In areas where they’re still down, the declines aren’t that great. More fundamentally, broader U.S. economic signs are looking positive, including the all-important jobs picture. About 100,000 job are being created a month, and that could rise to 150,000—still not a quick enough pace to get us back to where we were before the downturn but the headwinds are in the right direction.</p>

<p><strong>Temecula Real Estate Market Update for 2011</strong></p>
<p>As we usher in the New Year, let&#8217;s take a look at the year in review in the Temecula Real Estate Market for 2011.  Last year was filled with both challenges and opportunities.  So exactly what happened in <a title="Temecula Valley Real Estate" href="http://www.temecularealestategal.com/search-homes-by-city/" target="_blank">the Real Estate Market</a> in Temecula, Murrieta and the surrounding area?</p>
<p>Interest rates stayed at and below historical lows.  Many families lost their homes to foreclosure or decided to short sale their home while others decided that now was their time to make a move and take advantage of the opportunity that low home prices and low interest rates created.  It was definitely a year of mixed feelings.</p>

<p>So what is in store for 2012?  Well, I am sorry to say that my crystal ball is in the shop and I left my mind reading glasses at home.  What I do know is that we are still in for a bumpy road and a mixed bag.  I believe that we will still see families losing homes and others finding golden opportunities.</p>
